Why is the verb امضا کنی in the subjunctive mood?
The conjunction مگر اینکه (unless) introduces a condition or exception that hasn't happened yet. In Farsi, this requires the following verb to be in the present subjunctive. That is why we use امضا کنی (you sign) instead of the present indicative امضا میکنی (you are signing).
If امضا کنی is subjunctive, why doesn't it have the بـ (be-) prefix?
امضا کردن (to sign) is a compound verb. With many compound verbs, especially those built with a noun plus کردن, the subjunctive بـ (be-) prefix is optional and very often dropped in natural speech and writing. So, امضا کنی is perfectly correct as a subjunctive form here.
What is the purpose of را after نظافت?
The word را marks a definite direct object. By saying نظافت را انجام نمیدهم, the speaker is saying 'I will not do the cleaning' (a specific chore they both know about), rather than just making a general statement about their habits.
