Why do we use está here instead of hay?
Because we are talking about the location of a specific room, pointed out by the word el (the). We use estar to say where specific things are located. If we wanted to say "There is a bedroom here," we would use hay for the unspecific room: Hay un dormitorio aquí.
Why does está have an accent mark?
The accent mark tells you to stress the final syllable when you speak: "es-TA". It also shows that this is the verb "is" (from estar). Without the accent mark, esta is a completely different word meaning "this" (like in esta casa), which is pronounced "ES-ta".
Does dormitorio mean "dormitory"?
It can refer to a shared dorm, but in everyday Spanish, el dormitorio simply means "the bedroom" in a normal house. Depending on the region, you might also hear la habitación or la recámara.
Can I change the word order and say Aquí está el dormitorio?
Yes! Spanish word order is quite flexible with locations. El dormitorio está aquí and Aquí está el dormitorio mean exactly the same thing and are both very natural.
