In Spanish, we use the verb estar (to be) for physical and mental states, like feelings or conditions that can change. Since being worried is a feeling, we use está to mean 'is'. The other verb for 'to be', ser, is used for more permanent characteristics and identities.

Why does preocupada end in an 'a'?

Adjectives (describing words) in Spanish must match the gender of the person or thing they describe. Because la señora (the lady) is a feminine noun, the adjective for 'worried' changes from the default masculine preocupado to the feminine preocupada.

Why is there an accent mark on está?

The accent mark tells you to put the stress of your voice on the final syllable. It also acts as a visual clue in writing to tell the verb está (is) apart from the pointing word esta (this), which has no accent mark.

Do I really need to put la in front of señora?

Yes! When you are talking about someone using a title like señora (Mrs./lady) or señor (Mr./gentleman), you must include la or el. You only drop the la if you are talking directly to the person, like if you were saying 'Hello, ma'am'.
