When discussing real estate, you often need to justify your decisions or evaluate a property's worth based on specific conditions. In Croatian, the compound conjunction s obzirom na to da is used to express "given that" or "considering that."

Starting with "S obzirom na to da"
You can place this phrase at the very beginning of your sentence to establish the cause or condition right away. When you do this, always separate the causal clause from the main clause with a comma.
Here it is in action when evaluating a property (nekretnina):
| Given that the property is near the center, the price is high. | S obzirom na to da je nekretnina blizu centra, cijena je visoka. |
It works the same way when explaining costs, such as why you must pay a commission (provizija) when using an agency (agencija):
| Given that we are using an agency, we have to pay a commission. | S obzirom na to da koristimo agenciju, moramo platiti proviziju. |
Placing it in the Middle
You can also state your main point first and use s obzirom na to da in the second half of the sentence to provide the justification. Notice that in Croatian, a comma is still placed before the conjunction.
This structure is perfect for discussing a property's potential (potencijal) based on its square footage (kvadratura):
| This property has excellent potential, considering that the square footage is large. | Ova nekretnina ima odličan potencijal, s obzirom na to da je kvadratura velika. |
It also works well when explaining why a tenant (najmoprimac) is happy with the condition (stanje) of their home:
| The tenant is satisfied, given that the condition of the apartment is excellent. | Najmoprimac je zadovoljan, s obzirom na to da je stanje stana izvrsno. |
Justifying Major Decisions
When a property's condition is poor, you might have to decide whether to renovate it (renovirati). Naturally, this decision often comes down to ownership (vlasništvo).
Use s obzirom na to da to explain your reasoning behind these big commitments:

| I do not want to renovate the apartment considering that it is not my property. | Ne želim renovirati stan s obzirom na to da nije moje vlasništvo. |
