The frame สิ่งที่ + clause + คือ + focused value lets a speaker first establish an open description—“the thing that I need,” “what happened,” “what matters”—and then supply its identity. It resembles an English what-pseudo-cleft, but Thai builds it from an identifying คือ clause and a noun phrase containing ที่.
The structure is especially useful when the answer or contrast deserves focus. It occurs in ordinary conversation and in (formal) explanatory prose. It is not required whenever English has what: a plain Thai clause is often shorter and more natural when no special information packaging is needed.
Building the open description
สิ่ง is a general noun meaning “thing” or “matter.” The following ที่-clause restricts it. The entire sequence สิ่งที่... behaves as a noun phrase and serves as the topic or subject of คือ.
สิ่งที่ฉันต้องการคือเวลาเพิ่มอีกสองวันค่ะ

What I need is two more days. (ordinary polite explanation, female speaker; needed value in focus)

In the first sentence, สิ่งที่ฉันต้องการ contains a gap corresponding to what is wanted; เวลาเพิ่มอีกสองวัน fills that open value after คือ. In สิ่งที่เกิดขึ้น, the general “thing/matter” is characterized as having occurred, and the following clause identifies the event.
Tangible things, facts, and actions
Although สิ่ง literally suggests a thing, สิ่งที่... can package concrete objects, facts, desired actions, and whole situations.
สิ่งที่อยู่ในกล่องคืออุปกรณ์สำรองครับ

What is in the box is spare equipment. (ordinary polite identification, male speaker; concrete contents)
สิ่งที่รายงานฉบับนี้ยืนยันคือยอดขายลดลงค่ะ

What this report confirms is that sales have fallen. (formal report, female speaker; proposition in focus)
สิ่งที่เราควรทำก่อนคือโทรแจ้งลูกค้าครับ

What we should do first is call and notify the customer. (ordinary polite planning, male speaker; action in focus)
The event after คือ uses an unchanged Thai predicate. คือโทรแจ้ง does not contain an infinitive, and Thai does not add a counterpart of English to. For a more noun-like or formal presentation, a speaker may use การ + predicate, but the event itself can also follow คือ directly.
สิ่งสำคัญที่สุดคือสื่อสารให้ชัดเจนค่ะ

The most important thing is to communicate clearly. (formal-neutral advice, female speaker)
Here the head is the fuller noun phrase สิ่งสำคัญที่สุด, not สิ่งที่..., but the same identifying logic applies. The dedicated คือ reference covers such equations more broadly.
Minimal contrast: plain clause versus pseudo-cleft
เราต้องแก้กำหนดส่งสินค้าใหม่ครับ

We need to revise the delivery deadline. (ordinary polite report, male speaker; plain obligation)

The first clause reports an action. The second contrasts the delivery deadline with other possible problems. A pseudo-cleft often sounds corrective, explanatory, or contrastive because the first half creates a slot whose value arrives after คือ.

Headed สิ่งที่ and headless ที่...
The transparent analysis of สิ่งที่ฉันต้องการ has the light head noun สิ่ง plus a noun-modifying ที่-clause. Thai can also omit an understood head in contexts where the semantic class is recoverable, producing a headless or compressed ที่... expression.
ที่ผมอยากได้คือห้องชั้นล่างครับ

What I'd like is a room on a lower floor. (ordinary conversational request, male speaker; compressed headless ที่-clause)
ที่ยังขาดคือเอกสารรับรองจากธนาคารค่ะ

What is still missing is a certificate from the bank. (formal-neutral update, female speaker; headless clause)
The form with สิ่งที่ is clearer when the clause is long or when the audience may not immediately recover the missing head. Bare ที่... is common enough, but it can also resemble other functions of ที่, including location and complementation. There is no universal rule that “ที่ means what.” Its interpretation comes from its position and the surrounding construction; see relative ที่.
People take คนที่..., times take เวลาที่... or วันที่..., and places take a location noun. Do not use สิ่งที่ mechanically for an animate person.
คนที่รับผิดชอบคือหัวหน้าฝ่ายบริการค่ะ

Negation in either half
Negation before ใช่ rejects the proposed value; negation inside the relative clause changes the open description.

The first denies one identity for สิ่งที่ลูกค้าขอ. The second builds negation into the description itself: the focus identifies which item need not be sent. Do not form ไม่คือ.
Ordinary-polite dialogue
Two colleagues are reviewing a delayed order:
สิ่งที่ลูกค้ายังรอคืออะไรคะ

Common Mistakes
1. Translating English what with question word อะไร
❌ อะไรฉันต้องการคือเวลาเพิ่มค่ะ
Incorrect—อะไร forms a question expression; it does not introduce this pseudo-cleft subject.
✅ สิ่งที่ฉันต้องการคือเวลาทบทวนงานเพิ่มค่ะ

What I need is more time to review the work. (ordinary polite explanation, female speaker)
2. Filling the relative-clause gap twice

4. Inserting เป็น after identifying คือ
