Choose นี่ “this/here” and นั่น “that/there” when the demonstrative stands independently as a pointer or presentative expression. Choose นี้ “this” and นั้น “that” when it modifies a noun phrase from the right: หนังสือเล่มนี้, รถคันนั้น, เรื่องนี้, วันนั้น.
RTGS hides this contrast: both นี่ and นี้ become ni, while both นั่น and นั้น become nan. Thai spelling and syntactic position—not romanization—show the grammatical job. Deictic distance chooses the proximal or nonproximal member; predicate type and noun-phrase structure choose the independent or modifier form.

1. Is the demonstrative itself doing the pointing?
Use independent นี่ for the speaker's current/proximal center or นั่น for a nonproximal or previously indicated referent.
นี่คือแฟ้มที่คุณขอไว้ค่ะ
ni khue faem thi khun kho wai kha
This is the folder you requested. (ordinary polite presentation, female speaker; independent นี่)
นั่นไม่ใช่ทางเข้าของผู้มาติดต่อครับ

That isn't the entrance for visitors. (ordinary polite correction, male speaker; independent นั่น)
นี่ค่ะ กาแฟเย็นที่สั่งไว้

Here you are—the iced coffee you ordered. (ordinary polite service presentation, female speaker; independent นี่)
In the third example, Thai needs no inflected equivalent of English is. นี่ presents the item, and the following noun phrase identifies it.
2. Has the noun phrase already begun?
Use modifier นี้ or นั้น after the noun or classifier. Countable individual objects commonly use noun + classifier + demonstrative.
เอกสารฉบับนี้ต้องลงนามทุกหน้าครับ
ekkasan chabap ni tong long nam thuk na khrap
This document must be signed on every page. (formal-polite instruction, male speaker)
จักรยานคันนั้นพิงอยู่ข้างกำแพงค่ะ
chakkrayan khan nan phing yu khang kamphaeng kha
That bicycle is leaning beside the wall. (ordinary polite report, female speaker)
ข้อเสนอสามข้อนี้ใช้งบประมาณเท่ากันครับ
khosanoe sam kho ni chai ngoppraman thao kan khrap
These three proposals use the same budget. (formal-polite comparison, male speaker)
The numbered order is noun–number–classifier–demonstrative. นี้/นั้น does not inflect for number; the numeral-classifier sequence specifies the set. The classifier-demonstrative guide explains when that classifier slot is required.
3. Is the referent a place, time, or discourse unit that naturally takes a direct modifier?
Many place, time, and discourse nouns occur directly with นี้/นั้น: ร้านนี้, วันนี้, ตอนนั้น, เรื่องนี้. A classifier is construction-specific, not a universal price of using a demonstrative.
ร้านนี้เปิดถึงเที่ยงคืนค่ะ
ran ni poet thueng thiang khuen kha
This shop stays open until midnight. (ordinary polite statement, female speaker; direct modifier)
ตอนนั้นผมยังไม่ทราบผลการตรวจครับ
ton nan phom yang mai sap phon kan truat khrap
At that time, I still did not know the test result. (ordinary polite recollection, male speaker; temporal นั้น)

Do not insert a classifier just because English has singular this/that. Conversely, do not omit the conventional classifier from a carefully individuated count noun merely because English lacks one.
Minimal pairs: hold the referent constant
นี่เป็นกุญแจสำรองครับ
ni pen kunchae samrong khrap
This is a spare key. (ordinary polite classification, male speaker; independent pointer)
กุญแจดอกนี้เป็นกุญแจสำรองครับ
kunchae dok ni pen kunchae samrong khrap
This key is a spare key. (ordinary polite classification, male speaker; modifier after classifier ดอก)
นั่นคือบ้านที่เราจะไปค่ะ
nan khue ban thi rao cha pai kha
That is the house we're going to. (ordinary polite identification, female speaker; independent pointer)
บ้านหลังนั้นคือบ้านที่เราจะไปค่ะ
ban lang nan khue ban thi rao cha pai kha
That house is the house we're going to. (ordinary polite identification, female speaker; modified noun phrase)
The choice changes noun-phrase structure, not the physical distance. Within each pair, both sentences can point to the same object.
Location is a construction of its own
For “here/there” as location, Thai commonly uses ที่นี่/ที่นั่น or ตรงนี้/ตรงนั้น. Do not substitute modifier นี้ after ที่ in the neutral locative expression.
ฝากกระเป๋าไว้ที่นี่ได้ไหมคะ
fak krapao wai thi ni dai mai kha
Can I leave my bag here? (ordinary polite question, female speaker)
กรุณารอตรงนั้นจนกว่าเจ้าหน้าที่จะเรียกครับ
karuna ro trong nan chon kwa chaonathi cha riak khrap
Please wait there until an officer calls you. (formal-polite instruction, male speaker)
Here นี่/นั่น follows a locative element but forms a conventional independent-location expression. Compare modifier สถานที่นี้ “this place,” where นี้ follows the noun.
Discourse deixis and ambiguous contexts
Physical distance is not the whole system. นี่ can point to the speaker's present claim; นั่น/นั้น can retrieve a prior statement, time, or proposal. Add a noun when the intended discourse referent might otherwise be unclear.
นั่นคือเหตุผลที่เราต้องทบทวนแผนค่ะ
nan khue hetphon thi rao tong thopthuan phaen kha
That is why we need to review the plan. (formal-polite discourse pointer, female speaker)
ข้อสรุปนั้นยังต้องตรวจสอบกับข้อมูลชุดใหม่ครับ
kho sarup nan yang tong truat sop kap khomun chut mai khrap
That conclusion still has to be checked against the new dataset. (formal/academic anaphoric reference, male speaker)
Bare นั่นยังไม่ชัด could refer to a sound, object, proposal, or whole previous utterance. ข้อสรุปนั้น resolves the intended head explicitly.
Informal emphatic noun + นี่ also exists, as in คนนี้นี่พูดเก่งจริง “This person really can talk.” It marks a topic or emphatic stance and has special prosody. It does not make นี่ freely interchangeable with neutral modifier นี้.

เอกสารฉบับนี้เป็นฉบับที่ผ่านการรับรองแล้วใช่ไหมคะ

Common Mistakes
1. Using modifier นี้ independently before คือ
❌ นี้คือบัตรคิวของคุณครับ
Incorrect in the neutral independent pattern—use นี่ before คือ.
✅ นี่คือบัตรคิวสำหรับช่องบริการสามครับ
ni khue bat khio samrap chong borikan sam khrap
This is the queue ticket for service counter three. (ordinary polite presentation, male speaker)
2. Using independent นั่น after a classifier
❌ หนังสือเล่มนั่นวางขายแล้วค่ะ
Incorrect neutral modifier spelling—the classifier is followed by นั้น.
✅ หนังสือเล่มนั้นวางขายแล้วค่ะ
nangsue lem nan wang khai laeo kha

3. Copying English demonstrative-first order

Incorrect—Thai places the demonstrative after the noun–number–classifier sequence.
