Questions & Answers about Proprietarul acestui teren este tânăr.

Why do we use acestui here instead of just acest?

Acestui is the Genitive case form of acest (this). In Romanian, to show possession or relationship like 'of this land', the demonstrative adjective changes its form. Since we are talking about the owner of this land, we must use acestui.

Teren is a neuter noun. Why does it use acestui, which looks like the masculine form?

In Romanian, neuter nouns share their singular forms with masculine nouns. Because teren is singular here, it uses the masculine/neuter Genitive form acestui. If it were a feminine noun, it would use acestei.

If the sentence is in the Genitive case ('of the land'), why doesn't the noun change to terenului?

When a demonstrative adjective like acestui is placed immediately before the noun, it takes over the job of showing the grammatical case. Because acestui already shows the Genitive case, the noun teren stays in its basic, unmarked dictionary form.

Does the adjective tânăr describe the owner or the land?

Tânăr describes the subject of the sentence, which is proprietarul (the owner). Since proprietar is a masculine singular noun, tânăr must match it. If the owner were female (proprietara), the adjective would be tânără.
