The root mahal belongs to two everyday semantic branches. As a property predicate, it can mean “expensive” or describe someone as dear or loved. The verbal network magmahal/mahalin presents loving as an aspect-bearing activity, reciprocal magmahalan presents mutual love, and magmahal can also describe a rise in price when its pivot is a price, product, or service.
English separates love, dear, expensive, and become more expensive. Filipino lets context and construction distinguish them. The useful unit is therefore the entire mahal network with its marker frames, not one translation followed by a tense table.

The two magmahal rows have the same surface paradigm but different participant structures. An animate pivot normally supports the loving reading; nagmahal ang pamasahe presents a fare as becoming more expensive. Context usually resolves the ambiguity immediately.
Bare mahal and derived mapagmahal are property predicates, so they do not fill completed, incompleted, and contemplated cells. Review stative versus eventive readings if English is/was is tempting you to invent tense forms.
Mahal as an expensive property
Predicate-first mahal means that the pivot has a high price. It needs no copula. A time or place phrase can locate the state without turning mahal into a verb.
Mahal ang upa sa gusaling iyon, pero kasama na ang tubig at kuryente.
The rent in that building is expensive, but water and electricity are included. (neutral)
Hindi mahal ang tanghalian dito kapag araw ng trabaho.
Lunch here is not expensive on workdays. (neutral negative)
As a noun modifier, consonant-final mahal takes separate linker na: mahal na gamot. The derived adjective mamahalin can mean high-priced or luxurious, especially before a noun: mamahaling relo. This form is homographic with contemplated patient-voice mamahalin “will love.” Syntax and the linker distinguish them.
Hindi kailangang bumili ng mamahaling regalo para maipakita ang pasasalamat.
There is no need to buy an expensive gift to show gratitude. (neutral)
Mahal as an existing relation
In the common two-part predicate Mahal ko si..., the loved person takes an ang/si form and the person who loves takes an ng/ni form. English reverses the apparent alignment by making I the subject of love.
Mahal ko si Tiya Belen dahil siya ang nagpalaki sa akin.
I love Aunt Belen because she is the one who raised me. (neutral)
Mahal kita, pero kailangan nating pag-usapan ang nangyari kahapon.
I love you, but we need to talk about what happened yesterday. (neutral intimate conversation)
Kita is the special pronoun meaning that first-person singular acts toward second-person singular. It replaces a sequence such as ko ka in this frame. The personal-pronoun overview places it within the wider form system.
Intensive mahal na mahal means “love very much” or, with a price-bearing pivot, “very expensive.” Because mahal ends in a consonant other than n, the linker is the separate word na.
Magmahal and mahalin: actor versus loved pivot
Actor-voice magmahal selects the person who loves and often presents loving as a disposition, activity, or general capacity. A particular target of affection commonly appears in a sa phrase. Patient-voice mahalin instead selects the person or thing loved and is especially natural when that participant is specific and discourse-prominent.
Nagmamahal si Inez sa kaniyang mga anak nang buong puso.
Inez loves her children wholeheartedly. (actor-centered construal)
Minamahal ni Inez ang kaniyang mga anak nang buong puso.
Inez loves her children wholeheartedly. (loved-person pivot)
This controlled pair preserves the participants. In actor voice, si Inez is pivot and the loved group appears in a sa phrase. In patient voice, ang kaniyang mga anak is pivot and Inez becomes ni Inez. Generic expressions with ng, such as magmahal ng kapuwa, also occur, but sa is the dependable frame for a particular target of affection. Bare Mahal ni Inez... or patient-voice Minamahal ni Inez... is often more idiomatic when that loved participant is foregrounded. Voice choice is a discourse choice, not a mechanical active/passive translation.
Minahal ni Sela ang lumang bahay kahit marami pa itong kailangang ayusin.
Sela grew to love the old house even though it still needed many repairs. (completed patient voice)
Mamahalin nila ang batang iyon na parang sarili nilang anak.
They will love that child as if the child were their own. (contemplated patient voice)
Completed minahal can present affection as a bounded period or the coming-about of an attachment. Incompleted minamahal presents an ongoing relation dynamically and is also common as an attributive form meaning “beloved.” Contemplated mamahalin presents loving as unbegun or projected, not simply as grammatical future tense.
Reciprocal magmahalan selects the people who love one another as a plural or coordinated pivot. Its incompleted form often describes an ongoing mutual relationship rather than an action unfolding at one instant.
Matagal nang nagmamahalan sina Liza at Mario, pero ngayon lang sila nagpasiyang magpakasal.
Liza and Mario have loved each other for a long time, but only now have they decided to marry. (ongoing reciprocal relationship)
Price change with magmahal
When the pivot denotes a commodity, service, price, or cost, magmahal means “become more expensive” or “rise in price.” This is an event, unlike stative mahal.
Nagmahal ang pamasahe nang tumaas ang presyo ng langis.
Fares became more expensive when the price of oil rose. (completed price change)
Kapag kumonti ang ani, maaaring magmahal ang sibuyas sa susunod na buwan.
If the harvest shrinks, onions may become more expensive next month. (projected price change)
The corresponding noun pagmamahal is ambiguous in ordinary unaccented spelling: pagmamahal sa pamilya is love for one's family, while pagmamahal ng mga bilihin is a rise in commodity prices. Complement choice and context do the disambiguating.

Treating stative mahal and eventive nagmahal as synonyms

The parking fee was expensive throughout last year.
The first sentence could be correct if the fee rose at some point. The correction matches a state that held throughout the period.
