When Là Appears before a Property Expression

In a neutral Vietnamese description, a property word is already the predicate: Nhà này đẹp means “This house is beautiful.” Adding là simply because English has is produces the wrong default pattern. Vietnamese normally uses là to link a subject to a nominal identity—Lan là bác sĩ “Lan is a doctor”—not to make an ordinary property predicative.

You will nevertheless encounter là immediately before expressions such as quan trọng “important,” cần thiết “necessary,” and đúng “correct.” You will also hear emphatic frames such as thật là đẹp, rất là đông, and đúng là khó. These uses are marked: là helps delimit or highlight the following assessment, whether in formal argumentation or an expressive conversational frame. The useful rule is therefore not “là never precedes an adjective,” but “do not use là there unless the construction or discourse gives it a special job.”

The neutral rule: no là

Property words such as đẹp, mới, cũ, lớn, and nhỏ behave like stative predicates. Put the subject directly before the property expression:

Căn hộ này nhỏ nhưng rất sáng.

This apartment is small but very bright.

Chiếc điện thoại đó cũ rồi.

That phone is old now.

Phòng họp hôm nay hơi nóng.

The meeting room is a little hot today.

The absence of là is not casual omission. It is the ordinary grammar. Degree words and aspectual expressions attach to the property predicate just as they do to other predicates: rất sáng, hơi nóng, đã cũ rồi.

💡
Translate the whole predicate, not the English word be. English “is small” corresponds directly to Vietnamese nhỏ, not là nhỏ.

Là with nominal identity

Use là when the complement identifies, classifies, names, or equates the subject with a noun phrase.

Anh Tuấn là kiến trúc sư của dự án này.

Mr. Tuấn is the architect for this project.

Đây là căn nhà mới của gia đình tôi.

This is my family's new house.

Mục tiêu chính là một hệ thống an toàn hơn.

The main goal is a safer system.

In Đây là căn nhà mới, mới modifies the noun nhà inside the nominal complement. The sentence does not contain là + adjective as its basic predicate. Compare Căn nhà này mới “This house is new,” where mới itself is the predicate and no là appears.

This distinction is especially useful when the same property word can occur in both structures:

What follows the subject?ExampleFunction

Marked là before a property

In formal Vietnamese, là can stand before a property expression when the speaker presents that quality as the focused conclusion: “it is indeed X,” “what holds is X,” or “X is the relevant characterization.” This is commonest with abstract evaluative properties, not with routine descriptions of size or appearance.

Tất cả chúng tôi đều thấy rằng vấn đề này là quan trọng.

We all recognize that this issue is indeed important. (formal)

Điều đó là đúng, nhưng chưa đủ để bác bỏ kết luận.

That is true, but it is not enough to refute the conclusion. (formal)

Trong hoàn cảnh này, giữ im lặng không phải là khôn ngoan.

In this situation, remaining silent is not wise. (formal)

Here là does more than copy English be. It sets off the following evaluation as the asserted characterization. Removing it usually leaves a grammatical, less marked property predicate: Vấn đề này quan trọng and Điều đó đúng. In everyday descriptions such as Nhà này đẹp or Phòng này nhỏ, adding là is generally unnatural.

The construction has limits that must be learned from usage; it is not a productive license to put là before every property word. Abstract predicates such as quan trọng, cần thiết, hợp lý, đúng, and khôn ngoan occur readily in formal argumentation. A sentence such as Căn nhà này là nhỏ remains unacceptable as a neutral description.

Neither expressive reduplication nor a lexicalized noun–property sequence changes that rule. Say Căn phòng nho nhỏ “the smallish room” or Căn phòng này nho nhỏ “This room is on the small side,” without inserting là. By contrast, Đây là phòng của người lớn contains là because the complement is the noun phrase “the adults’ room”; người lớn is the lexicalized expression “adult,” not a bare property predicate selected by là.

Căn phòng này nho nhỏ nhưng rất ấm cúng.

This room is on the small side, but it's very cozy.

💡
Marked là + property is a discourse choice, not a copula requirement. At A2, produce the copula-free pattern confidently and treat formal là quan trọng / là cần thiết / là đúng as constructions you recognize and imitate in appropriate contexts.

Emphatic frames: thật là, rất là, and đúng là

Some frequent expressions place an intensifier or confirmation word before là. In these frames, the whole sequence marks emphasis or speaker commitment; là is not the neutral copula required by the property word.

Bức ảnh này thật là đẹp!

This photo is truly beautiful!

Quán đó rất là đông vào cuối tuần.

That place gets really crowded on weekends. (conversational)

Căn này đúng là đẹp, nhưng giá cao quá.

This place really is beautiful, but the price is too high. (conversational)

Thật là + property commonly presents an exclamation or sincere assessment. Rất là + property is a widespread conversationally emphatic variant of plain rất + property; Quán đó rất đông remains the more neutral form. Đúng là + property confirms that experience or evidence warrants the description: roughly “it really is X.” None of these patterns licenses bare là before every ordinary property predicate.

💡
Analyze the whole frame. In rất là đẹp, the contrast is not between copular là and zero copula; it is between neutral rất đẹp and the more emphatic, conversational rất là đẹp.

Similar-looking structures that are not the marked pattern

Several very common sentences contain là near a property word but have a different structure.

A property modifies a noun before là

Điều quan trọng là mọi người đều hiểu kế hoạch.

The important thing is that everyone understands the plan.

Quan trọng modifies or helps form the nominal expression điều quan trọng “the important thing.” The actual complement after là is the clause mọi người đều hiểu kế hoạch. This is not là + quan trọng.

A whole descriptive phrase is equated with another category

Nhà đẹp là nhà có đủ ánh sáng và thông gió tốt.

A beautiful house is one with enough light and good ventilation.

The first nhà đẹp is interpreted generically as a class of houses. Là equates that class with the following nominal description nhà có.... Again, it does not link a particular house directly to bare đẹp.

Là introduces a focused nominal answer

A: Với bạn, điểm quan trọng nhất của căn hộ là gì? B: Là vị trí.

A: For you, what's the most important feature of the apartment? B: The location.

The short answer Là vị trí supplies an identity, not a property predicate. Vietnamese conversation often leaves recoverable material unspoken.

A decision aid

Ask these questions in order:

  1. Are you simply saying how someone or something is? Use the property directly: Nhà nhỏ. Áo mới. Trời nóng.
  2. Are you saying who or what the subject is? Use là + noun phrase: Lan là bác sĩ. Đây là nhà mới.
  3. Is an abstract property being singled out as the formal or contrastive conclusion? Marked là + property may be appropriate: Điều đó là cần thiết (formal).
  4. Does là belong to an emphatic frame such as thật là, rất là, or đúng là? Keep the frame together and match its expressive or conversational register.
  5. Is the property actually inside a noun phrase such as điều quan trọng or căn nhà nhỏ màu xanh? Analyze the whole noun phrase; do not assume là belongs to the property.

This page leaves degree with rất to Degree with Rất. Whether the predicate is bare or formally introduced by là, degree marking has its own word-order rules.

A dialogue where là changes the analysis

A: Căn hộ mới thế nào? B: Nhỏ nhưng đẹp lắm. Điều quan trọng là nó rất gần trường.

A: What's the new apartment like? B: Small, but really beautiful. The important thing is that it's very close to the school.

The reply first uses two ordinary property predicates, nhỏ and đẹp lắm, without là. Then điều quan trọng là... identifies the decisive consideration. The phrase does not mean that quan trọng suddenly needs a copula; là links “the important thing” to the clause that specifies it.

Common Mistakes

1. Translating English be as là before every property

❌ Căn nhà này là đẹp.

Incorrect as a neutral statement—là has been inserted before an ordinary property predicate.

✅ Căn nhà này đẹp.

This house is beautiful.

2. Keeping là before an aspectually marked state

❌ Chiếc áo này là đã cũ rồi.

Incorrect in the intended neutral meaning—the state predicate does not need là.

✅ Chiếc áo này đã cũ rồi.

This shirt is old now.

The sequence đã cũ rồi presents an established or changed state. It functions as the predicate on its own.

3. Removing là from a nominal identity

❌ Chị Mai kiến trúc sư của dự án này.

Incorrect in the intended neutral identification—the nominal predicate needs là.

✅ Chị Mai là kiến trúc sư của dự án này.

Ms. Mai is the architect for this project.

4. Generalizing formal là quan trọng to everyday adjectives

❌ Phòng của tôi là nhỏ và là cũ.

Incorrect—the marked formal construction cannot be extended mechanically to routine descriptions.

✅ Phòng của tôi nhỏ và cũ.

My room is small and old.

5. Misreading a modifier as the complement of là

❌ Đây là mới.

Incorrect for ‘This is the new house’—the noun has been omitted without a supporting context.

✅ Đây là căn nhà mới.

This is the new house.

Key Takeaways

  • Use a property predicate directly: Nhà đẹp, not Nhà là đẹp.
  • Use là before a nominal identity or classification: Lan là bác sĩ.
  • Recognize là + abstract property as marked, often formal or contrastive emphasis: vấn đề này là quan trọng.
  • Recognize emphatic frames such as thật là đẹp, rất là đông, and đúng là khó without treating là as a required copula.
  • Distinguish that marked use from noun phrases such as điều quan trọng là... and đây là căn nhà mới.
  • Aspect and degree do not create a need for là: đã cũ rồi, rất đẹp, đẹp lắm.
