Original Dialogue: Looking at an Apartment

This Elon-authored original follows Karim viewing a fictional apartment with an agent named Lina. The apartment, rent, deposit, utilities, and conditions are invented solely for language practice; they are not a real listing or current market information.

The dialogue shows how a viewing becomes a sequence of checks: establish the rooms, introduce amenities with في, locate them with suffixed فيها, identify ownership, separate included and excluded costs, and raise a concern without accusing anyone. It makes no assumptions about who “should” live in a neighborhood or building.

Full dialogue

أهلا وسهلا. هاد الصالون، ومن هون بتفوت عالمطبخ.

ahla w-sahla. hād eṣ-ṣālōn, w-min hōn btfūt ʿal-maṭbakh.

Lina: Welcome. This is the living room, and from here you enter the kitchen.

منيح، الصالون أضوى من الصور. في بلكون؟

mnīḥ, eṣ-ṣālōn aḍwa min eṣ-ṣowar. fī balkōn?

Karim: Nice—the living room is brighter than in the photos. Is there a balcony?

إيه، في بلكون زغير عالجهة التانية، وفيه مطرح لغسالة.

ē, fī balkōn zghīr ʿal-zhiha t-tēnye, w-fī maṭraḥ la-ghassēle.

Lina: Yes, there's a small balcony on the other side, and it has space for a washing machine.

والمي كيفها؟ الضغط منيح؟

wil-mayy kīfa? eḍ-ḍaghṭ mnīḥ?

Karim: And how is the water? Is the pressure good?

عادة منيح، وفي خزان مي خاص بالشقة.

ʿāde mnīḥ, w-fī khazzēn mayy khāṣṣ bish-shaʾʾa.

Lina: It's usually good, and there is a water tank assigned to the apartment. (claim inside a fictional viewing)

تمام. والتدفئة عالكهربا ولا عالغاز؟

tamēm. wit-tadfiʾa ʿal-kahraba walla ʿal-ghēz?

Karim: All right. And does the heating run on electricity or gas?

عالكهربا. البراد والفرن تبع صاحب البيت، بس الغسالة مش موجودة.

ʿal-kahraba. l-barrēd wil-foron tabaʿ ṣāḥeb el-bēt, bass el-ghassēle mish mawzhūde.

Lina: Electricity. The refrigerator and oven belong to the owner, but there is no washing machine.

قديش الإيجار؟ وشو داخل بالسعر؟

ʾaddēsh el-īzhār? w-shū dākhel bis-siʿer?

Karim: How much is the rent, and what is included in the price?

سبعمية دولار بالشهر، غير الكهربا والإنترنت.

sabʿmiyye dōlār bish-shaher, ghēr el-kahraba wil-internet.

Lina: Seven hundred dollars a month, excluding electricity and internet. (entirely fictional price)

الشقة عجبتني، بس الطريق تحت مزعج شوي. بالليل بيضل هيك؟

esh-shaʾʾa ʿazhabitne, bass eṭ-ṭarīʾ taḥt mzaʿizh shwayy. bil-lēl byḍall hayk?

Karim: I like the apartment, but the street below is a little noisy. Does it stay like this at night?

سؤال بمحله. ما فيني وعدك إنو هادي؛ الأحسن تمرق بالليل وتشوف.

soʾāl b-maḥallo. ma fīne waʿdak inno hāde; l-aḥsan tmoroʾ bil-lēl w-tshūf.

Lina: That's a fair question. I can't promise you it's quiet; it's best to come by at night and check.

فكرة منيحة. وإذا قررت آخدها، قديش التأمين؟

fikra mnīḥa. w-iza ʾarrart ākhoda, ʾaddēsh et-taʾmīn?

Karim: Good idea. If I decide to take it, how much is the deposit?

شهر واحد، ومنكتب كل الشروط بالعقد.

shaher wāḥad, w-mniktob kill esh-shurūṭ bil-ʿaʾed.

Lina: One month, and we put all the conditions in the contract. (fictional condition)

تمام، ببعتلك جوابي بكرا.

tamēm, bibʿatlik zhawēbe bokra.

Karim: All right; I'll send you my answer tomorrow. (to a woman)

Line-by-line grammar and transaction work

TurnFormWork it does
1هاد الصالون / من هونThe masculine demonstrative identifies the visible room; the place adverb makes it the route’s starting point.
2أضوى منA comparative evaluates the room against the fictional photos without a separate word for English “more.”
2–3في بلكون / فيه مطرحInvariant existential في introduces the balcony; suffixed فيه locates space within that established masculine balcony.
4المي كيفها؟Left topic المي is resumed by feminine ـها in كيفها.
5خزان مي خاص بالشقةA noun chain names the tank’s content; بـ links the assignment to the apartment.
7تبع صاحب البيتتبع expresses ownership in an ordinary spoken predicate.
8–9شو داخل / غيرThe question asks inclusion; غير explicitly excludes two running costs.
10–11مزعج شوي / ما فيني وعدكThe viewer mitigates a concern; the agent answers without making an unverifiable guarantee.
12–13إذا قررت / ومنكتبThe condition keeps commitment open; the response puts future terms in a written contract.
14ببعتلكThe verb carries future-from-context and a joined recipient clitic “to you.f.”

Existential versus locative في

The first في بلكون announces a balcony that has not yet been part of the conversation. Once masculine البلكون is established, فيه مطرح means “in it there is space”: فيـ now carries the masculine suffix referring back to the balcony. With a full place noun, the Beirut production baseline normally uses بـ, as in بالشقة or بالمطبخ, not full-NP locative في الشقة copied from MSA.

💡
Ask two questions: “Am I introducing something?” → في + noun. “Am I locating something inside an established pronoun referent?” → فيـ + suffix. A full location noun normally follows بـ in this Beirut baseline.

The existential page develops this contrast beyond property viewings.

Description, comparison, and ownership

أضوى من الصور compares what Karim now sees with the earlier visual evidence. أضوى is a comparative form meaning “brighter”; it does not agree with masculine الصالون because this comparative pattern is fixed. The ordinary adjective زغير, by contrast, agrees with masculine بلكون.

Ownership and availability remain separate. البراد والفرن تبع صاحب البيت identifies the owner. الغسالة مش موجودة says no washing machine is present; it does not imply that the tenant or owner is morally responsible. This precise separation matters in service and housing talk.

Price and conditions are a package

Karim does not stop at قديش الإيجار؟ He also asks شو داخل بالسعر؟, because a number alone does not reveal utilities, internet, fees, or a deposit. غير الكهربا والإنترنت means those two are excluded. The price and every condition here are fictional; in a real viewing, verify the current amount, currency, payment schedule, inventory, and written contract.

إذا قررت آخدها preserves Karim’s option not to proceed. The feminine suffix on آخدها resumes الشقة. Lina’s منكتب كل الشروط بالعقد turns spoken assurances into checkable written terms.

Raising an indirect concern without hiding it

الشقة عجبتني، بس... begins with a genuine positive assessment and then names the issue. مزعج شوي softens the description of the noise, but the actual question remains clear. Lina neither dismisses it nor claims privileged certainty: ما فيني وعدك marks the limit of what she can guarantee and suggests a verification step.

💡
Mitigation is not vagueness. State the observable concern, ask a testable question, and accept an accountable answer. شوي can soften tone; it should not erase the issue.

Transformation and repair task

Transform the viewing into a smaller, cheaper fictional studio with no balcony. Keep the contrast between introducing and locating:

هاي الشقة أصغر، بس المطبخ أوسع من المتوقع.

hāy esh-shaʾʾa aṣghar, bass el-maṭbakh awsaʿ min el-mtawaʾʾaʿ.

This apartment is smaller, but the kitchen is wider than expected. (fictional transformed viewing)

ما في بلكون، بس في مطرح للغسالة بالحمام.

ma fī balkōn, bass fī maṭraḥ lil-ghassēle bil-ḥammēm.

There is no balcony, but there is space for the washing machine in the bathroom.

قصدي هالسعر شامل المي، ولا المي عليها حساب لحالا؟

ʾaṣde has-siʿer shēmel el-mayy, walla l-mayy ʿalēha ḥsēb la-ḥāla?

I mean, does this price include water, or is water billed separately? (repairing an unclear inclusion claim)

Do not invent a “better” price from current market knowledge. Choose an obviously classroom-only figure and label it fictional in the translation.

This text keeps the course’s short production pair هاد/هاي. Common urban Lebanese هيدا/هيدي (regional: Lebanon; recognition and coherent alternative pair) can fill the same demonstrative slots. Do not alternate pairs randomly or infer a viewer’s background from one demonstrative.

Common Mistakes

Using full-NP في for ordinary Beirut location

❌ الغسالة في الحمام.

Not the course's Beirut production baseline for a known object's location; use بـ with the full place noun.

✅ الغسالة بالحمام حد الخزان.

el-ghassēle bil-ḥammēm ḥadd el-khazzēn.

The washing machine is in the bathroom next to the tank.

Making the comparative agree like an ordinary adjective

❌ هاي الغرفة أضوىة من التانية.

Incorrect—the comparative form أضوى does not take a feminine ending.

✅ هاي الغرفة أضوى من غرفة النوم.

hāy el-ghorfe aḍwa min ghorfet en-nōm.

This room is brighter than the bedroom.

Treating the quoted rent as the whole agreement

❌ عرفت السعر، يعني عرفت كل الشروط.

Faulty conclusion—the rent number does not identify included costs, deposit, inventory, or payment terms.

✅ عرفت الإيجار، وبعد لازم اسأل شو داخل فيه.

ʿrift el-īzhār, w-baʿd lāzem isʾal shū dākhel fī.

I know the rent, and I still need to ask what is included in it.

Detaching a clitic in writing

❌ ببعت لك جوابي بكرا.

Incorrect house spelling for this clitic—the recipient suffix joins the verb.

✅ ببعتلك القرار بعد ما إقرا العقد.

bibʿatlik el-ʾarār baʿd ma iʾra l-ʿaʾed.

I'll send you the decision after I read the contract. (to a woman)

Key Takeaways

A natural viewing connects grammar to verification. Use existential في to introduce an amenity, suffixed فيها to locate something inside an established referent, and بـ with a full location. Compare with أفعل + من, distinguish possession from presence, and ask what a fictional price includes. Tactful concerns remain specific, and accountable answers name what can and cannot be guaranteed.
